Our Commitment to Transparency

Property Hub Limited is committed to being open, honest and transparent in everything we do. In accordance with the Consumer Protection from Unfair Trading Regulations, we are required to disclose to all clients (including sellers, buyers, landlords and tenants) any fees, commissions or other benefits we may receive, including referral fees, within the estate agency process.

What Are Referral Fees?

In addition to any commission or fees payable to Property Hub Limited for our estate agency services, we may also receive a commission, payment, fee or other reward (known as a Referral Fee) from third-party service providers when we recommend their services and a client chooses to instruct them.

Referral fees may apply to sellers, buyers, landlords and tenants, depending on the service used. You are under no obligation to use any recommended service provider, and choosing not to do so will not affect the level or quality of service we provide to you.

Our Referral Service Providers

Property Hub Limited may refer business to both internal and external service providers. Full details are set out below.

Financial Services (Mortgages & Finance)

We may recommend that sellers and/or prospective buyers seek advice from independent mortgage and financial advisors we have partnered with, which may include (but are not limited to):

• Mortgage Genius
• Clever Financial Services
• Modern Finance Solutions

If you choose to proceed with one of these providers, we may receive a referral fee of between £100 and £500 per successful referral outcome.

Conveyancing (Solicitors)

We may recommend that sellers and/or buyers use the services of solicitors with whom we have established relationships. If you instruct one of our recommended solicitors:

• We may receive a referral fee of between £100 and £400 per legal completion
• This referral fee is included within the solicitor’s quoted fees and is not added as an extra charge
• The same conveyancing cost (or higher) would typically apply if you approached the solicitor directly
• You are free to instruct any solicitor of your choice

Surveys

We may recommend the services of independent surveyors, such as Houze Check Surveyors, or other suitable surveyors depending on the circumstances. If you choose to use a recommended surveyor, we may receive a referral fee of between £40 and £350, depending on the type of survey and the fee charged.

Energy Certificates & Compliance Services

We may recommend suppliers who provide services including (but not limited to):

• Energy Performance Certificates (EPC)
• Gas Safety Certificates (CP12)
• Electrical Installation Condition Reports (EICR)
• Legionella Risk Assessments
• PAT Testing
• Check-in / Check-out Inventories

If you choose to use a recommended supplier, we may receive a referral fee of between £10 and £150 per certificate or service carried out, depending on the service provided.

Important Information

• You are not required to use any recommended service provider
• Referral fees are separate from any fees or commission payable to Property Hub Limited
• Declining a recommendation will not impact our service to you
