Tenants Fees


Tenant fees are a separate payment to rent and cover the following services:

  • Referencing per each tenant/guarantor (£150 inclusive of VAT) includes, credit checks, income, salary, previous landlord reference or character reference.
  • Deposit Protection Scheme (DPS) Registration (£24 per annum inclusive of VAT).
  • For mid tenancy changes above charges will be applied.
  • Renewal charges (£250 Inclusive VAT).
  • Check-in Inventory Charges ( Depends on size of the property from £ 95 up to £ 250 ). 

You may also be charged separately for referencing fee by us or your bank in certain cases.

At the end of the tenancy and subject to individual contracts, change of tenants, fees may be payable for:

  • Professional deep cleaning of the property
  • Inventory check-out depends on tenancy and term. 
  • Tenancy Agreement (£200 inclusive of VAT).

Early termination or forfeit of lease /agreement may also be charged.  


  • Administration and Process Fee (£ 250 inclusive of VAT).


Residential tenants are normally required to provide a deposit equivalent to six weeks rent which is then held in a government backed Deposit Protection Scheme. Commercial tenants deposits can vary as per the landlord but are usually the equivalent to twelve weeks rent and landlords that allow pets may require a larger deposit.

Residential tenants should  expect to pay one month’s rent in advance throughout their tenancy, whilst commercial tenants can expect to pay for up to six months’ rent up-front.

During your tenancy, tenants are responsible for all utility and service bills incurred, including:

  • Gas
  • Electricity
  • Water
  • Council Tax
  • Telephone
  • TV License
  • Cable/Satellite (if applicable)
  • Buisness Rates (if applicable)
  • Contents Insurance
  • Legal Expenses (if applicable)
