Title: Lettings/Sales Negotiator

Location: Ruislip, London.

Job Type: Full-time/Temporary

Salary: On Application // Roughly OTE £35,000 P.A.

Hours: 09:00am - 6.30pm (Monday to Friday), 10:00am to 15:00pm, Alternative Saturdays off.

Experience Required: 1 Year in residential property.

To work within our busy letting department. The position would require the successful applicant to help manage a busy reception desk and assist with a range of administration tasks.

Main responsibilities include:

  • Front reception desk duties

  • Answering the telephone within a timely manner and transferring calls professionally.

  • Attending to and welcoming visitors.

  • Assist with administrative and clerical tasks as required.

  • Assist in arranging for maintenance to be carried out during lettings, including visit and supplier's access.

  • Working with a wide range of people, such as solicitors, builders, insurance and suppliers where required.

  • Handling incoming complain and problems from the properties and try to resolve the issues.

  • Keep yourselves and company up to date with changes in the letting laws related to estate agency & suppliers.

  • Additional adhoc tasks as required by the business.

  • Prepare to drive company's or own car on daily basis for viewings, valuations, knocking doors for appraisal, other work related purposes.

• Visit properties, promote and communicate Property Hub's sale services, offer a client a free market appraisal.

• Give guidance to seller (vendor) for preparing a property for sale and discuss the benefit of putting a property on sale with us.

• Help the vendor in appointing a solicitor for conveyancing, follow up by helping them in filling out the necessary paperwork, i.e. fixture & fittings forms, leasehold information form, property information packs, management pack, etc.

• Professional photos of property, preparing of a floor plan, uploading a property with accurate description on our website, window card in digital window of our high street office.

• Circulating the property details to pre-vet registered clients via company's PMS, deal with hot purchaser from our books and occasionally be prepared to go distributing leaflets for open houses.

• Take part in viewings, updates vendor and buyers after viewings, obtain offers and guide them once offer is accepted.

• Regular feedback and advice on price and ongoing market to vendor/seller.

• Finding suitable buyer(s) for properties, making sure the buyer is financially capable to complete the transaction.

• Make sure a survey is arranged for a buyer, follow up on searches and exchange with solicitor, keep track of sales progression and reporting to vendor and buyer from time to time.

• Making sure sales process and completion take place smoothly and as per convenience of client.
