Services for landlords

Letting only Service 9.6 % Including VAT (8 % + VAT @ 20 %)

  • Professional photos of your property to upload on our website, property portals & to put in digital window of our busy parade office.
  • Marketing the property in right direction for comprehensive rent achieve. Also using most of the major portals i.e. ZOOPLA, RIGHTMOVE, Houser.co.uk, Prime Location, NEWS Paper & many more.
  • Finding a suitable tenant(s) for your property, keeping in mind your preference, choice & request.
  • Vetting, by obtaining references, credit checks, cross verifications, income checks, others.
  • Design of AST (Assured Shorthold Tenancy Agreement) or legal binding contract (Deposit has to be protected by Property Hub in Custodial Scheme) £ 40.00 + VAT payable.
  • If deposit is going to be protected or held by landlord than he/she has to use their own tenancy agreement ( we will help to go through once with you on your AST or AT).
  • Arranging a legally required certificates i.e. Gas Safety Certificate, Electric Safety Certificate & EPC (Energy Performance Certificate) from approved & register provider on competitive rates. These certificates are now mandatory while letting the property, it is also important for health and safety of tenants & insurance purpose.
  • Instructions to the tenants by providing bank details of landlord’s account so all rents can come in your account via standing order / the way landlord preferred to receive. 
  • Utility bills transfer on new tenant(s) & inform relevant authority for council tax liability and change of occupiers.
  • Tenancy Renewal* fee is applicable, should the same tenants or co-tenants remains in the property for coming years.

Management service 14.40 % Including VAT (12 % + VAT @ 20 %)

  • All the services mentioned above in letting only option, on top of that additional services as mentioned below.
  • Rent Collection & Rent Chase, Monthly commission deduction and rental statement at end of year.
  • Arranging of landlord’s visit to the property, for their satisfactions and concerns (periodic inspections) in event landlord are abroad, we take visit of the property and send them the pictures taken during visit.
  • Helping during the claim in rent guarantee insurance and sending the notices and processing necessary paper work on landlord’s behalf.
  • We will be available to attain a site in office hours and get a quotation for any emergency / maintenance / repair work required (In brief we will be the 1st point of contact for tenant(s) throughout the tenancy).
  • 1st Point of contact for anything relates to tenancy, certificates, and letter receives from any authorities.
  • Taking care of certificates renewal (on landlord’s expense and sent you a valid copy of certificates).
  • Renewal of tenancy, serving relevant notices, helping in rent review (if applicable).
  • Yearly inspection of the property, with photos of current state / condition of the property.
  •  In Christmas Holidays we will not be able to response to the tenants; in these events tenants may contact landlord for their needs.
  • Rent Guarantee Insurance (£ 299 annual payment needs to be done at beginning of tenancy.
